7 Things You Should Consider When Viewing a House

Searching for your dream home can be a stressful time, especially if you're not sure what to look for whilst viewing a house. It's essential that you get as much information as possible during the viewing to ensure that you don't encounter problems later on. 

 Here are some essential things to consider:

1.  Look for Damp

Make sure you look around the ceilings, walls and skirting boards for watermarks, flaked plaster or mouldy smells. 

2.  Check for Structural Problems

Sometimes you don't need to be an expert to notice structural issues with a house. Look closely for cracks, some might only be a hairline, but if you do see any it's definitely worth hiring a surveyor to do a more thorough check. 

3.  Is There Plenty of Storage? 

It's normally at the back of people's minds when viewing a house, but you want to make sure you have sufficient storage space before agreeing to buy a home. 

4.  Take Note of the Windows

Replacing windows and double glazing can be costly. Things to look out for are cracked or rotten window frames and condensation between the double glazing panes. If you see either of these it's likely they will need to be replaced soon. 

5.  Test the Plumbing

Of course, you might not be a qualified plumber, but it's always worth testing the taps and radiators just to check they're in working order and the water pressure is fine. Enquire about the boiler and how old it is to find out whether it's likely to need replacing soon. 

6.  What's the Area Like? 

The house might be great, but be sure to have a look at the area in general if you're not already familiar with it. It's worth spending a bit of time in the area before or after to see if it's somewhere you will be happy. 

7.  Which Direction Does the House Face?

This might seem trivial to some. However, whether a home faces north or south can make a big difference to how comfortable it is to live in. Take a compass if you're unsure on directions, most smartphones even have apps for you to subtly check!
