Things to Consider When Buying a House in the New Year

Tens of thousands of people hit the property websites in January, dreaming of spending a new year in a new house. With house prices predicted to fall by 1% in 2017, this could be a good time to make the move, but there are some key things to consider before you sign on the dotted line.

Location, Location, Location

Is it close enough to work and what's the commute like? Is it a good area for families with great schools and amenities? Remember, if you need to find primary school places for your children, the cut-off date is the 15th January and competition is fierce in the Henley, Marlow and Basingstoke area as many of the primary schools, like Badgemore Primary, are rated outstanding by Ofsted.

What Shape Are Your Finances in?

Finances are always tight in January after the Christmas festivities, so you will need to be in good financial shape to keep up the payments on your mortgage and handle your other outgoings. Have you factored in all your moving costs or would it make sense to simply add an extension to your existing property? Staying on top of your finances is crucial, as your home will be in danger if you don't keep up your mortgage repayments, especially when you're stretching yourself to trade up.

Is It Structurally Sound?

Unless you are a property surveyor yourself, it's essential to have a survey done, depending on the age and condition of the property. At Simmons & Sons we always recommend that you have a property surveyed and will be happy to arrange it for you.

How Quickly You Need to Move

If you're moving for work, you may need to move as quickly as possible. If you're retiring then you have the time to pick and choose. But you will need to be prepared to move fast if the right property comes along and that's where we can help. If you are moving into the Henley, Marlow and Basingstoke areas for work, investment or retirement, Simmons & Sons have a wide range of properties to suit your needs.
